Holy Shift! July 2022

I’m breaking from my normal monthly e-mail schedule because I feel like what I’m about to share with you is THAT IMPORTANT…

The figure above is the number of single family homes currently on the market in San Antonio’s MLS system. On average, about 2,500 homes sell every month so this means we have about 3 months of available inventory (6 months of inventory is considered a “balanced market”).

Here’s the BIGGER news: The number you see below has not been above 7,000 since the first half of 2020. In fact, it was in the low 2,000s as recently as February of this year!

So what does this mean? Is the market is crashing? I doubt it. Are we seeing a stabilization of the market? I believe so.

More importantly, IF YOU ARE LOOKING TO BUY there is an opportunity now to get into a home in a less competitive manner than when some buyers were getting crushed last year. And IF YOU ARE LOOKING TO SELL it is still a great market because buyer demand remains strong.
